After about a years time of looking at property from afar we discovered this piece of property in Sebastopol that checked all of our boxes (well, most anyway) and made an offer sight unseen. We promptly got on a plane in Maui to come check it out.
It was far from the 'fixer' it was marketed as, in fact we had a hard time finding anything salvageable about it. No roof. No foundation and bad or no infrastructure all on a 3 acre lot that was overgrown and tired looking. But the property was special and we decided that we could make it our home so we shifted gears away from the 'fixer mode' and decided that we would scrape and start over.
The lot was a nice size and very nicely situated but it had about 40 trees too many of which most were junk and in bad shape. Tree removal then excavation and grading began shortly after the house was demolished.
Unlike these days, plans were approved pretty quickly and within six months of purchase we had a permit and shortly there after, started construction.
